Buyer Programs

Here is a list of First Time* Home Buyer Programs available throughout Maryland and the District of Columbia. These programs make homeownership less expensive, easy and within your grasp. Each Program has it's own requirements and the benefits are different for each. First-time homebuyers in Prince George's County may be eligible for up to $10,000 in down payment and closing cost assistance. May be used on new construction, resale, foreclosure and  short sales.Pathway to Purchase is a 0% interest, deferred payment loan. The loan is forgiven after 10 years. Purchasere must pay back the loan in full when home is sold, transferred or ceases to be the primary residence of the buyer(s) within the 10 year affordability period.


The DC Open Doors program is open to BOTH first-time home buyers and repeat home buyers. The program eliminates the down payment creating a $0 down home purchase that is easy to qualify and use. The program offers fully forgivable second trust loans on a buyer's minimum down payment requirement in addition to below market interest rates for first trust mortgages for the purchase of homes in the District of Cokumbia. The Down Payment Assistance Loan does not have to be paid back if you stay in your home five years. You must earn under $132,360 per year and have a 660+ credit score.


The buyer gets a grant (non-repayable) equal to 4% of the sales price. For example, on a $250,000 house, the buyer would get a non-repayable grant of $10,000. The house can be anywhere in the State of Maryland. Program requires good credit (at least 680) and the state sets the interest rate for the mortgage...that interest rate is about 1% higher than a normal mortgage.


The United States Department of Agriculture (USDA) provides homeownership opportunities by way of 100% financing to rural Americans and home renovation and repair programs. While properties within major metropolitan cities do not qualify, properties located right next door to those same areas may qualify. 


Federal Home Loan Bank (FHLB) provides a $5,000 grant (non-repayable) and can be used anywhere in the state. Because of it's popularity the program normally runs out funds. The credit score must be at least 640. The drawback to the program is the low income limit. The grant increases to $7,500 for law enforcement, nurses and other health care workers and teachers.


The Maryland Mortgage Program (MMP) provides 30-year fixed rate home loans to eligible homebuyers purchasing in Maryland. Loan terms are competitive with other home loan products on the market. What makes MMP unique is the wide range of associated financial incentives and other assistance that, for many homebuyers, means the difference between being able to purchase and continuing to rent.
